88 Elizabeth Bay Road, Elizabeth Bay, NSW

The site is recognised as one half of a pair of villas in the heritage schedules of the South Sydney Local Environmental Plan 2000. Listing No. 389. The house is also identified by the National Trust of Australia (NSW) who was the previous owner to our client. The house is located within the Potts Point/Elizabeth Bay Conservation area.

Oakburn is an excellent example of a large, late 19th Century two storey High Victorian Italianate attached villa, built in 1870 as a speculation at the time of expansion in the inner eastern suburbs around Elizabeth Bay, facilitated by the subdivision of the Elizabeth Bay House Estate. The building was converted to flats in the 1920’s and was further modified in the 1950’s to provide a third flat. A single flat roof garage was added in the front yard in 1955.(refer existing condition images)

Acquired by our client in 2009 from the National Trust of Australia, PCG was responsible for the provision of architecture and project management services to return this heritage item back into a single residence  and meet the lifestyle needs of our clients family. The scope of works involved the comprehensive restoration  and refurbishment of the entire building envelope involving total replacement of the  exterior and interior finishes, a new three storey timber clad extension to the rear of the property, a new double garage recessed to the front of the property and a total makeover of the hard and soft landscaping.

The final product is a residence of 500m2 comprising the following:

• Level 1- Master bedroom, parlour, study, balcony, double bathroom and walk in robes.
• Ground Floor – Lounge, dining, kitchen, double balcony and powder room
• Three double bedrooms, ensuite and bathroom, wine cellar, laundry, storage room and connection to double garage.

The conversion and restoration of this home consumed approximately 16 months from submission of Development Application to receipt of occupancy certificate. The finished project is a credit to the owners and the members of the project team who participated in the design and project management of the works required to convert this wonderful property back into its original form.
